In Arizona, only professionals licensed by the Arizona Office of Pest Management (under the Arizona Department of Agriculture) are authorized to inspect and identify termites and other wood-destroying insects. These evaluations are documented using a state-regulated form called the Wood-Destroying Insect Inspection Report, or WDIIR. This report outlines any signs of past or present insect activity as well as any conditions that might attract future infestations.

WDIIRs are especially important in real estate transactions, as they offer a clear record of a structure’s current condition. While Arizona law does not mandate a WDIIR for the sale of a property, most mortgage lenders do require one. The state does, however, require that these reports follow strict standards. All pest control professionals conducting these inspections must be licensed through the Pest Management Division.
